Building Tips - Suitable Size

We are building our home right now, focusing on economical and low impact building. The best advice is to keep it simple and don't over build.

If you don't need 3 bathrooms, don't build three bathrooms. If you don't need 4 bedrooms, don't build them! Two floors? Save on the cost of stairs and framing while keeping your home accessible in your older years and stick with one floor.

Keep your overall size to a minimum and you use way less material at every turn, have a smaller space to heat and cool, and maintenance of things like the roof and siding are way easier and cheaper.

If you think your family will grow in the future, incorporate easy addition building in to the original plan.

Make roof lines as simple as possible with as few pitches and valleys as possible. They will be easier to maintain, easier to install and replace, last longer, are less prone to leaking and are easier and more effectively insulated.

Keep it simple, and save tens of thousands on design, build, maintenance, energy and repair costs.

This is great advice from someone who is in the trenches with home building! Thank you so much for sharing these tips with us - I'm sure it will save many people a LOT of money and hassle.

Thanks so much - it's so much easier to plan now than to pay later (especially for unused space)!

I really appreciate the reminder.

Unused space isn't free space necessarily - it costs money to heat, cool, clean and pay taxes on!
